Can I get a reference from someone who has used you before?

Yes absolutely. In fact we recommend that you take references for anyone you choose to work with. We are happy to provide references from professional bodies that we work with including solicitors and surveyors. We can also give you a list of previous clients who we have bought houses from so you can get their opinion on our Angels service.

What fees or commission will you charge me?

None. When we work with you there are no fees or commissions for you to pay at all. In fact we pay the fees that you would normally have to, including solicitor fees and Energy Performance Certificate costs.

Why should I sell my house to Essex Property Angel rather than selling through an estate agent?

When you choose to sell your home through Essex Property Angel you get a guaranteed offer and a completion date that you can hang your hat on. How quickly can you buy my home?

As quickly as you need us to. We have bought properties in 24 hours although this is not the norm. We will get the sale completed in a time frame that suits you. Quite often when we are buying people’s houses they say to us that it is going too quick and so we slow everything down. We are guided by you and what you want.

Will you buy my house if it requires a lot of work?

Absolutely. We have bought houses that were literally falling down. So there is noting that we haven’t seen. So please don’t be embarrassed and give us call or fill out the contact form today.

I am a landlord with a tenant in my property, will you still buy from me?

Yes we will. We quite often will buy the house with the tenant in there, which means you will receive rent on the property right through until the day the sale completes. This means you don’t have to give the tenant notice to be able to have an empty the property to carry out lots of viewings.

I am being repossessed very soon – what should i do?

Make contact with us straight away. We have often stopped repossessions with less than 24 hours to go, and will do it if we need to. But the more time we have the better. We will contact the lender and go to court to stop the repossession to allow us the time needed to buy your home and put in place the solution needed to help you.

Is there a difference between the estate agents valuation and market value?

Many sellers have found that estate agents have generously valued their home just to get them on their books. You may have already found your estate agent has suggested for you to lower the price a few months down the line.

I need to find rented accommodation to move to after I have sold my house but I am unsure how I should go about this?

It’s ok. One of our Angels will help you with this. We own numerous houses and flats that we rent out around Essex. Quite often people whose homes we have bought move in to one of our properties. That way you know you are safe and you know who your landlords are!

If we don’t have somewhere suitable we have plenty of contacts within the letting agency world that we work with regularly, so we are able to help you find somewhere to move on to.

In the event that you are able to claim housing benefit or universal credit to help towards your new rent payment, we will also help with this.

My house is already registered with an estate agent. Am I stuck?

We would normally terminate the services of the estate agent.  We may exchange then delay the completion of the purchase to ensure that the estate agents terms and conditions are met. If you are under threat of repossession, the process of exchanging contracts is normally enough for the Court to suspend the repossession order.   If needed we may also just pay your estate agents fees.

How do you make your money?

It very much depends on the property and what it lends itself to. Most properties we keep and then rent out. Other homes may be renovated and sold on. If we do end up doing any work on your home we always invite you to see the end result if you wish to.
